THE VILLAGE OF HEMPSTEAD WAS ONCE ONE OF THE LARGEST SHOPPING CENTERS ON LONG ISLAND. BUT THESE DAYS THE VILLAGE IS BETTER KNOWN FOR ITS CRIME RATE THAN ITS RETAIL OUTLET. NOW MAYOR WAYNE HALL WANTS TO PUT FORWARD A NEW REDEVELOPMENT PLAN TO HELP REBUILD THE VILLAGES TAXBASE.

WAYNE HALL/HEMPSTEAD VILLAGE MAYOR: ITS BLIGHTED ONE OF THE BIGGEST PROBLEMS WE HAVE HERE IN THE VILLAGE IS THAT ONE THIRD OF THE PROPERTY IS OFF THE TAX ROLL. MEANING THAT WE’RE LOSING ALL OF THIS MONEY BECAUSE OF NON-PROFITS IN THE COMMUNITY.

BUT SOME PEOPLE DO NOT BELIEVE THAT PUTTING IN NEW CONDOS IS THE RIGHT WAY TO FIX THE VILLAGES TAX ISSUES

AND LONG ISLAND REAL ESTATE EXPERT RICHARD GUARDINO SAYS THAT MAYOR WAYNE SAYS THINKS OTHER COMMUNITIES NEED TO SHARE THE BURDEN OF LOW INCOME HOUSING.

RICHARD GUARDINO:HE FEELS AND I THINK HE MAKES A VERY GOOD POINT THAT IN TERMS OF AFFORDABLE HOUSING THE VILLAGE OF HEMPSTEAD HAS DONE MORE THAN ITS FAIR SHARE SO THAT WHEN UM GROUPS COME IN AND SAY THAT 50 PERCENT OF THE HOUSING THAT YOUR PUTTING IN SHOULD BE AFFORDABLE HOUSING HE SAYS WELL WAIT A MINUTE WE
ALREADY HAVE A HIGH PERCENTAGE.

LAST FALL THE MAYOR PULLED A PROPOSED REDEVELOPMENT PLAN BUT HE INSISTS IT REMAINS A PRIORITY FOR THIS YEAR, AND THAT A NEW PLAN WILL BE IN PLACE BY NEXT AUGUST. BUT UNTIL THEN MOST PEOPLE INTEND TO SIT BACK AND WAIT. WITH NASSAUNEWS.ORG, I’M KEN MCCARRON
